The National Program Manager - Rehab, Turns & Maintenance (RTM) is responsible for managing a program(s) that supports the company’s property management operations. Program management includes development, execution, optimization and analysis of a program’s operations designed to support a large portfolio of single-family rental properties. Examples of programs include but are not limited to (a) national swimming pool maintenance, (b) national home landscaping services, (c) national appliance ordering and delivery services, (d) ProCare services, (e) Fleet Management.
What You’ll Do
- Assist in development of program processes and procedures based on subject matter expertise in program area
- Act as a subject matter expert for assigned operational programs
- Train and support field teams to appropriately execute operational programs
- Work with third-party vendors/partners to maximize impact of operational programs
- Analyze program-related data and business processes and make recommendations or program enhancements to maximize operational efficiency and optimize expenses
- Review and approve invoices to ensure accurate GL coding, costs, margin percentages, and credit allocations
- Interface with management and accounting teams on national invoicing procedures and analysis
- Track and analyze weekly program expense trends to identify cost saving opportunities
- Monitor program activities related to insurable events (e.g. major storms) to ensure associated expenses are captured and allocated properly
- Utilize various task flow management tools, reporting and dashboards to achieve company and departmental goals
- Resolve invoice disputes/errors and seek credits when owed
- Perform other related duties or special projects as assigned
- Travel up to 50% of the time to visit field and vendor offices
Who We’re Looking For
- High School diploma or GED
- 3+ years of relevant experience in residential construction, facility management, and/or property management maintenance coordination
- Proven experience in project/program management, including the effective use of resource management tools to drive project success and meet deadlines
- Experience generating, reviewing and analyzing large data files, primarily in Microsoft Excel
- Experience in reviewing and approving vendor invoices and processing vendor invoices for payment
- Analytical and results oriented
- Ability to influence others through data, story-telling, and mentoring
- Ability to work independently and exercise sound judgment
- Ability to work well with others
- Ability to work in fast-paced, self-directed entrepreneurial environment
- Exceptional verbal and written communication skills
- Highly proficient in Microsoft Office tools including Excel, and Outlook
- Excellent time management skills
- Possess Honesty, Integrity and Work Ethic

Salary Range
$53,175.00 - $92,170.00Compensation and Benefits
