Job Summary

The Regional Maintenance Manager is responsible for supervising the operations of a single-family rental home maintenance department including oversight of Maintenance Supervisors, Maintenance Technicians, Customer Service Representatives (FS), in addition to third party maintenance partners and vendors, ensuring that these individuals cost-effectively perform quality work, provide excellent customer service and follow company policy, process and procedure.  This role is critical in delivering on Invitation Homes’ promise of a quality home, professional maintenance and a superior resident experience.

Essential Job Duties and Responsibilities

  • Directly supervise a team of maintenance technicians and/or maintenance supervisors to ensure maintenance service requests are completed in accordance with company policies, processes, and procedures

  • Actively monitor and manage market maintenance expenditures to ensure market financial performance, resident satisfaction and property maintenance needs are effectively balanced

  • Work closely with office team members to ensure maintenance technician schedules, including routes, effectively balance the urgency and location of work and resident availability

  • Utilize available reporting tools to identify opportunities for improvement and provide performance feedback to maintenance technicians and/or maintenance supervisors

  • Ensure technicians adhere to ProCare proactive maintenance processes and procedures while maintaining a superior resident experience

  • Review and approve/pre-approve work order repair proposals by verifying appropriate pricing and scope of work

  • Assist in the identification, onboarding and coordination of local contractors as needed to supplement an internal maintenance technician team

  • Liaise with property management staff to develop an effective, proactive team which works together to achieve objectives

  • Hold recurring maintenance technician and maintenance supervisor training meetings to include, but not be limited to, repair techniques, safety programs, best practices, resident interactions and implementation of policy, process and procedure

  • Monitor and report maintenance deficiencies and equipment failure trends

  • May conduct field visits to resolve challenging resident service issues

  • May act as technical expert to guide maintenance technicians in completion of repairs

  • Attend company-provided training for supervision and individual development

  • Comply with all Company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws

  • Recruit and hire all maintenance technicians and maintenance supervisors for the regional team.

  • Perform other duties as assigned

Education and/or Experience

  • High School diploma or equivalent.

  • Minimum 5 years of previous experience in property management maintenance, other rental property maintenance or related trade is required.

  • 2+ years’ experience as a supervisor or manager is required.

Skills/Specialized Knowledge

  • Advanced knowledge of residential construction and mechanical systems and ability to perform general residential maintenance work

  • Advanced knowledge and experience in the following: plumbing, electrical, swimming pool, carpentry, sheetrock, exterior structural, HVAC and appliances

  • Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people

  • Ability to read, write, understand, and communicate in English; multi-lingual a plus.

  • Ability to use a personal computer and proficiency in Microsoft Outlook, Microsoft Word and Microsoft Excel, as well as tracking systems and willingness to learn new software systems

  • Ability to use mobile devices (i.e. iPad and/or iPhone) and various mobile applications

  • Excellent verbal and written communication skills; ability to effectively communicate with a diverse workforce

  • Strong organizational and time-management skills

  • Ability to perform basic mathematical functions

  • Ability to read and comprehend budgets

  • Ability to multi-task, make quick and effective decisions, and analyze and resolve problems

  • Ability to cope with and defuse situations involving angry or difficult people

  • Ability to successfully delegate, manage a team, conduct interviews, and train others

  • Ability to set and meet goals and consistently meet deadlines

  • Ability to maintain flexibility and creativity in a variety of situations

  • Ability to maintain confidentiality

  • Ability to drive an automobile

Required Licenses or Certifications

  • Current driver license and automobile insurance.

  • One or more of the following certifications are a plus but not required:

    • EPA Certification, Type I and II.

    • CPO certification (pool).

  • Other licenses and/or certifications as required by state law.

Other Requirements

  • Ability to be at work on a regular and consistent basis; Overtime may be required for this position

  • Ability to perform limited work on weekends and holidays as needed

  • Must maintain professional appearance and comply with prescribed uniform and appearance policy

  • Must comply with all safety regulations, including the use of personal protective equipment (safety goggles, gloves, mask, etc.) when directed and/or appropriate

  • Must be reachable at all times via phone or email/text, except during approved time off

  • Some travel may be required

Physical and Mental Demands

This position will spend long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds in addition to reaching, stooping, standing, and walking. This position requires the ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate.  

Work Environment

This position will be primarily in a standard office working environment that may be busy and noisy at times. With occasional indoor and outdoor field environment and exposure to atmospheric conditions. Some travel from site to site may be required.

Salary Range

The salary range for this position is: $61,650.00 - $106,860.00, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will be dependent upon the individual's skills, experience, qualifications, location, and applicable employment laws.
