Job Summary 

The Maintenance Technician position is responsible for performing high-quality, cost-effective maintenance work within single family rental homes owned by the company, providing excellent customer service to residents, and follow all company operational and safety policies, processes, and procedures.  This is an important, resident-facing role at Invitation Homes with daily interaction with the company’s customers. This position is assigned a company vehicle and will travel between homes in a geographic region, delivering timely and professional maintenance service to residents. 

Essential Job Duties and Responsibilities

  • Promptly and professionally complete maintenance service requests across multiple trade categories (e.g., electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances)   

  • Provide excellent customer service and promote a quality living experience for all residents

  • Complete ProCare visits throughout resident's lease term to perform proactive maintenance and repairs in order to reduce future reactive maintenance service requests

  • Provide continuing education to residents regarding important maintenance topics such as resident maintenance responsibilities, resident bill backs, no-show charges, etc.

  • Complete general property condition assessments ("GPCA") at all property visits and submit alerts to property management for items that require immediate attention

  • Review and use Technician-specific reports/scorecards to identify opportunities for improvement

  • Perform repairs to vacant properties while they are on-the-market or during the turn process

  • Properly utilize and care for company-supplied tools, materials, and vehicles

  • Perform other duties as assigned

Education and/or Experience

  • High School diploma or equivalent

  • Minimum one year of previous experience in property management maintenance, other building maintenance or related experience is required

Skills/Specialized Knowledge

  • Broad knowledge of residential construction and mechanical systems and ability to perform general residential maintenance work

  • Knowledge and experience making repairs in the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances

  • Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people

  • Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines

  • Ability to read, write and understand English proficiently, multi-lingual a plus

  • Ability to use mobile devices (i.e. iPad and/or iPhone) and various mobile applications

  • Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce

  • Ability to perform basic mathematical functions

  • Ability to make quick and effective decisions and analyze and resolve problems

  • Ability to work in a fast- paced, ever changing environment; must be adaptable and flexible

  • Ability to maintain confidentiality

  • Ability to drive an automobile

Licenses or Certifications

  • Current driver's license and automobile insurance required

  • Licenses and/or certification as required by state law

  • The following certifications are preferred but not required:

    • OSHA 10

    • EPA Certification, Type I and II

    • HVAC Certification

    • CPO certification (pool)

Other Requirements

  • Ability to be at work on a regular and consistent basis; Overtime may be required for this position. 

  • Must maintain professional appearance and comply with prescribed uniform and appearance policy

  • Must comply with all safety regulations, including the use of personal protective equipment (safety googles, gloves, mask, etc.) when directed and/or appropriate

  • Ability to perform limited work on weekends and traditional holidays as needed

  • Must provide basic hand and power tools

  • Extensive travel within assigned portfolio required

Physical and Mental Demands

  • Standing, walking, and/or sitting for extended periods of time

  • Frequent climbing, reaching, and use of fingers

  • Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing

  • Sustains substantially recurring movement to fingers, hands, wrists, legs, and feet

  • Ability to lift and/or move an excess of 50 pounds or more

  • Ability to use standard maintenance equipment

  • Ability to operate assigned equipment and vehicles

  • Ability to verbally communicate to exchange information

Work Environment

  • Indoor and outdoor field environment

  • Exposure to atmospheric conditions

  • Travel from site to site

  • Work and/or walk on various types of surfaces

Salary Range

$21.02 - $36.44
