The Director, Property Tax, is responsible for overseeing property taxes for 500+ jurisdictions for our wholly-owned portfolio, in addition to our joint venture and third-party managed portfolios.  In addition, the Director, Property Tax, will lead the approximate $500m property tax budget, responsible for ensuring accuracy and completeness of property tax payments, expense, accruals, budgeting, forecasting, and managing third-party vendors.  If you are a motivated, passionate, quick learner and self-starter looking for unique career experience, this role is waiting for you!

Essential Job Duties and Responsibilities

  • Lead a team of professionals including Analysts, Property Tax Consultants, and, either through matrix or directly, analytical/technology resources on the team.
  • Oversee the property tax function:
    • Work in collaboration with Operations, Accounting, Financial Planning & Analysis, Asset Management, Technology, and other cross-functional partners, to prepare all property tax budgeting and forecasting, including annual budget and semi-annual reforecast.
    • Work closely with the Cash Management team to provide accurate cash forecasting for property tax payments.
    • Oversee relationship, including contract management, with third-party vendors responsible for compliance, payments, and appeals.
    • Prepare monthly accruals and related expense amortization.
    • Perform monthly and quarterly variance analyses for actuals vs. budget/forecast and current period vs. prior period.
    • Review and approve property tax payments.
  • Develop long-term property tax strategy and roadmap, including technology and data components.
  • Assess and manage unusual property tax matters as they arise.
  • Lead appeals process and vendors across the company’s footprint.
  • Develop and manage relationships with state and local property tax officials.
  • Responsible for development, training, and oversight of Property Tax Analysts, Associates, and Managers.
  • Establish and maintain relationships with, and credibility among, key stakeholders within each functional area of the company.
  • Perform other duties as assigned.

Education and/or Experience

  • Bachelor’s degree in Finance, Accounting, Economics, or related field. Advanced degree (MBA, Masters in Accounting, or similar) is a plus, but not required.
  • CMI, CFA, or CPA designation, or progress toward any, is a plus.
  • Minimum of 5 years real estate industry experience required. Experience with single-family rental or multifamily properties (ideally within a REIT structure) preferred.
  • Strong understanding of multi-state property tax cycles.
  • Familiarity and proficiency with Yardi preferred.
  • Familiarity with technology / business intelligence tools and applications such as Tableau, SSRS Reporting, Anaplan, and OLAP cubes a plus.
  • Proven history of implementing best practices for management reporting systems and processes.

  • Ability to be at work on a regular and consistent basis; Overtime may be required for this position. 

Physical and Mental Demands

This position will spend long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds in addition to reaching, stooping, standing, and walking. This position requires the ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate, and communicate. Standard office working environment that may be busy and noisy at times.

Salary Range

The salary range for this position is: $110,587.50 - $191,685.00, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will be dependent upon the individual's skills, experience, qualifications, location, and applicable employment laws.
