We are seeking a Director of Real Estate and Facilities Management to manage and drive strategy for our corporate and market offices, administrative facilities and other business units.  This leader will assist in facilities related issues while developing and recommending programs designed to improve the office and workplace experience.

Essential Job Duties & Responsibilities

  • Responsible for unified real estate strategy and management of all Corporate and market offices, administrative facilities, and other business units.

  • Set and direct policies, procedures and site-specific planning strategies, including day to day management and monitoring of Dallas HQ office location.

  • Identify new locations for facilities and create full site analysis, due diligence, cost comparisons and matrices as needed for executive presentation and decision making.

  • Partner with leadership and the business to create plans for monitoring and managing space needs and deliver short- and long-term real estate solutions that meet business goals related to staffing, business objectives and financial goals.

  • Serves as consultant and/or subject-matter expert to assist in facilities related issues while developing and recommending programs designed to improve the office and workplace experience and maximize internal work processes.

  • Implement facilities management best practices across all locations to assure customer service, quality assurance, operational efficiencies, and risk mitigation.

  • Negotiates and secures consolidation of services agreements and contracts for outsourced services - work with procurement team as appropriate.

  • Manage landlord relationships and resolve disputes professionally and timely.

  • Create and oversee office accounts, vendor relationships and contract negotiation, expenses, and office budgets.

  • Direct oversight and management of administrative facilities staff.

  • Ensure smooth operations of building systems management related to HVAC, lighting, water, bathrooms, appliances, and other physical building aspects.

  • Overall accountability for Corporate facilities operating budget.

  • Manage move management (new facility) or internal moves as well as construction and/or renovations.

  • Work with outside consultant(s) and brokers to assure efficient practices.

  • Provide monthly rent payment schedule and annual OpEx reconciliation to accounting.

  • Maintain lease administration database to ensure all documents are in place and critical dates are tracked.

  • Other duties as assigned.

Education and/or Experience

  • Bachelor’s degree required; degree in Business or Real Estate preferred.

  • 7+ years professional experience in a corporate environment with corporate real estate or facilities management responsibilities.

  • Preferred real estate industry designations such as: BOMA's Facilities Management Administrator (FMA) & Real Property Administrator (RPA), IFMA's Certified Facilities Manager (CFM) or Certified Project Manager (CPM), or CoreNet’s Master of Corporate Real Estate (MCR).

  • Experience with MS PowerPoint & Excel required, as well as industry standard programs and databases.

  • Proven ability to synthesize and analyze large amounts of data and communicate relevant findings. Proficiency in real estate financial analysis and analysis of real estate market data.

  • Ability to read construction drawings, specifications and plans.

  • Familiarity with contemporary architectural, mechanical, electrical, plumbing and building systems.
