Job Summary

Responsible for all aspects of single-family residential property acquisitions and dispositions from an analytical and qualitative perspective. Responsibility includes working in conjunction with Regional Operations teams on new asset acquisitions and dispositions. Demonstrate expertise in performing residential buy and hold analysis contributing to portfolio optimization

Essential Job Duties and Responsibilities

  • Provide portfolio, submarket, and asset-level support and direction to Regional Operations teams for asset acquisitions and dispositions to facilitate the company’s annual Capital Allocation Plan
  • Interact with brokers or potential buyers with respect to any sale or disposition of assets, including analyzing all available due diligence materials, financial materials, or other information with respect to the properties
  • Lead the acquisition and disposition process through all aspects, including sourcing, market research, due diligence, negotiations, and closings
  • Develop relationships with current owners, brokers and other industry professionals in the regions
  • Oversee collaboration with Rehab, Turns and Maintenance (RTM) to ensure the timely completion of post-acquisition rehabs and disposition turns ensuring that assets are delivered within budget and scope and conform to Cost-to-Maintain (CTM) targets
  • Collaborate with Asset Management in identifying and reviewing candidates for VE, Revenue Enhancing Capital Expenditures (RevEx) and single asset dispositions
  • Review and understand all offering materials related to potential acquisitions and be able to provide insightful analysis
  • Ability to create and prepare valuation and cash flow models to resolve the viability of potential investments and develop recommendations and reports based upon findings
  • Assemble underwriting in a concise manner, providing a recommendation for potential investment
  • Prepare weekly reporting on updated opportunities and status
  • Potentially oversee and manage teams that may include Analysts or Associates
  • Oversee and manage individual and, in some cases, multiple Metropolitan Statistical Areas (MSA’s)
  • Lead Regional Investment Committee’s for MSA’s covered
  • Prepare materials for internal presentations
  • Engage in other tasks as needed

Education and/or Experience

  • Bachelor’s degree in Finance, Real Estate, or a related field
  • Four years of experience in residential acquisitions or institutional real estate; Single family preferred
  • Demonstrated ability in extensive, detailed data analysis and reporting

Required Licenses or Certifications

  • Current driver’s license and automobile insurance

Skills/Specialized Knowledge

  • Comprehension of federal fair housing laws and any applicable local housing provisions preferred
  • Professional verbal and written communication skills
  • Proficiency using Outlook particularly Microsoft Word, Excel, and PowerPoint: Salesforce preferred
  • Ability to facilitate presentations or speak in public to large groups
  • Excellent customer service and interpersonal skills; ability to relate to and get along with others
  • Strong organizational and time-management skills
  • Ability to multi-task and maintain flexibility and creativity in a variety of situations
  • Ability to analyze and resolve problems
  • Ability to maintain confidentiality

This position will spend long hours sitting and using office equipment and computers. The position may also entail light lifting of supplies and materials occasionally, up to and including 20 pounds in addition to reaching, stooping, standing, and walking.
