Associate, Property Tax
Job Description
The Associate, Property Tax is responsible for providing research, analysis, reporting and development to support the Property Tax Department, overseeing a portfolio of 80,000+ single family rental properties. This position reports to the Senior Manager, Property Tax or above.
Essential Job Duties and Responsibilities
Preparation of property tax accruals
Preparation of financial analyses and reports
Maintenance of property tax GL's
Preparation and recommendations of forecasting/reforecasting and planning process
Maintain a thorough understanding of company’s financial information systems including the ability to make inquiries for data
Preparation and analysis of monthly, quarterly, and annual reports for internal and external stakeholders
Manage and resolve ad hoc requests/projects for internal and external stakeholders
Preparation of cash forecasting
Provide backup to accounting and internal audit when required
Prepare and submit SOX documents
Research jurisdictional tax changes
Preparation and review of appeal opportunities and process
Analyze and prepare recommendations for improving property tax processes
Work with third-party providers to deliver information/data needed & property listings
Management and preparation/allocation of refunds
Management of property tax payment due dates
Preparation of tax payments for Real Estate, Business Personal Property, compliance invoices, & appeal invoices
Provide analytical support on as needed basis to broader Investment Management team
Perform other duties as assigned
Education and/or Experience
Bachelor’s degree in Accounting, Real Estate, Business, Economics, Mathematics or a related field
4 to 6+ years of professional work experience in property tax; Single family preferred
4 to 6+ years of experience in extensive, detailed data analysis and reporting
Required Licenses or Certifications
Current driver’s license and automobile insurance
Skills/Specialized Knowledge
Comprehension of federal fair housing laws and any applicable local housing provisions
Firm understanding of GAAP accounting and budgeting regarding property tax
Knowledge of current single-family assessment practices
Proficiency utilizing Outlook, Microsoft Word, PowerPoint, Excel, and basic OS tools
Experience utilizing Yardi or similar property management software
Ability to interact effectively with tax assessors/collectors and other internal departments as issues arise
Excellent customer service and interpersonal skills; ability to relate to and get along with others
Professional verbal and written communication skills
Ability to facilitate presentations or speak in public to large groups of people
Strong organizational and time-management skills
Ability to multi-task and maintain flexibility and creativity in a variety of situations
Ability to analyze and resolve complex problems
Ability to perform intermediate mathematical functions
Ability to set and meet goals and consistently meet deadlines
Ability to maintain confidentiality
